The One Window You Get to Clean a Dallas Home Properly

There is exactly one day a home in this city can be cleaned properly, and it is the day it is empty. Once the sofa is against the wall and the boxes are stacked in the second bedroom, the floor underneath and the back wall of every closet stay the way you found them, indefinitely.

What you found is rarely nothing. A Bishop Arts cottage that has passed through four owners has grit in the closet corners and hair in the tub drain. An Uptown high-rise unit turned in one afternoon between leases has cabinet interiors nobody opened and window tracks nobody looked at. Neither one is anyone being lazy; both are simply what a turnover clean does not cover.

In a tower the logistics come first. Freight elevators get reserved, certificates of insurance get filed, the loading dock has hours, and a move-in clean has to be slotted into the gap between the day you take the fob and the morning the truck arrives. We book against that calendar rather than around it.

The clean itself goes inside things. Every kitchen cabinet and drawer wiped internally, pantry shelves and the pantry floor, the insides of closets in every room, linen shelving, the range hood vent, the grout in the shower, and the baseboards and door frames that only ever get done when the rooms are bare.

Give us the day after keys and before movers if you can. If the closing slid or the lease start moved, tell us and we will look at what is open that week — Dallas move dates change constantly and we plan for it.

When Dallas Move-In Cleaning Makes Sense

1The Day After You Take the Keys

The cleanest version of this. You collect keys or a fob, we clean an empty home, and the truck unloads the next morning into a place that is already done.

2Before the Freight Elevator Slot Opens

High-rise move-ins run on a reserved elevator window. Put us in the day before that window and nothing you own has to sit in a hallway while somebody mops.

3Taking On a Century-Old House

A Tudor near White Rock Lake or a cottage off Davis Street has had decades of occupants. Cleaning it out once, while it is empty, is worth more than any single visit afterward.

4Turning a Rental Between Tenants

Owners and property managers around SMU, Lower Greenville and Uptown use this to hand over a unit that photographs well and holds up on a first walk-through.

5When the Closing Date Moves

Funding slips, lease starts get pushed, and moving dates in this city change with a phone call. Tell us the new date and we will find what is open that week.

Why Dallas Movers Book Move-In Cleaning With Us

We Open Everything

Cabinet and drawer interiors, closet shelves, pantry floors and the linen closet are cleaned from the inside, which is the whole point of doing this before the boxes land.

Empty Rooms Get Edge-to-Edge Floors

With nothing to work around, floors are mopped corner to corner and baseboards and door frames are wiped along their whole length instead of wherever furniture allows.

Older Homes Cleaned Without Damage

Original pine, plaster and vintage tile in Lakewood, the M Streets and North Oak Cliff get pH-neutral product and a light hand, even in a room that badly needs the attention.

We Coordinate Access With Anyone

Concierge desks, lockboxes, smart-lock codes, listing agents, builders and property managers. Point us at whoever holds the key and we take it from there.

Move-In Cleaning in Dallas: Common Questions

Move-in cleaning generally runs $160 - $450+. A one-bedroom Uptown apartment between tenants sits at the low end, while a four- or five-bedroom North Dallas house with multiple floors and walk-in closets throughout runs toward the top.

About a week is comfortable. The first few days of any month and the late-summer lease rush are the tightest windows in Dallas, so if your date lands there, reach out as soon as you have it. Same-week openings happen more often than people expect.

It does not have to be, but empty is far better. Every closet shelf and cabinet interior on the list is only reachable with nothing in it. If a seller or previous tenant left items behind, tell us and we will work around them.

That happens, particularly on older houses that sat vacant through a Dallas summer. Send photos when you book. Heavy build-up may change the scope and the price, and we would rather tell you that in advance than on the day.

Whatever you have. A lockbox or smart-lock code, a fob left at the concierge desk, your agent or builder meeting us, or a property manager unlocking it. Plenty of our clients are still driving in from another state while we clean.

The checklist is the same; the purpose is not. A move-in clean is about what you are inheriting, so we bias toward the insides you are about to fill. A move-out clean is aimed at a landlord walk-through and a deposit.
