The Move-Out Clean a Dallas Walk-Through Is Looking For
A final walk-through is not really an opinion. Somebody arrives with a form and looks at the same short list every time: inside the oven, the shower grout, the tops of the baseboards, the window and door tracks, the inside of every cabinet and the shelf at the back of every closet. Points come off in the same places whether the unit is a studio or a five-bedroom.
Dallas makes that list unusually literal in the towers. Management companies running Uptown, Victory Park and downtown buildings turn units over on a schedule and itemize deductions line by line, and the cleaning charge they bill back is almost always more than a cleaning you arrange yourself.
The older rentals have their own trap. A bungalow off Greenville Avenue or a garage apartment in Lakewood has hard-water haze on original tile, painted wood windows with grooved sills, and a bathroom that has been humid since the 1930s. An inspector is not grading the age of the house — only what the last tenant added to it — and that distinction is where a deposit is won or lost.
So we clean to the list. Oven interior and range hood vent, grout scrubbed by hand, every baseboard and door frame, cabinet and drawer interiors, closet and pantry shelving, the linen closet, and floors mopped edge to edge now that the rooms are finally bare.
Best timing is a day or two after the truck leaves and before the inspection is scheduled. If your move is at the end of the month, when half the city changes address at once, book early. If your walk-through is tomorrow, call anyway — we hold room for exactly that.

When Dallas Move-Out Cleaning Makes Sense
1After the Truck Pulls Away
One or two days between the last load and the inspection is the ideal gap. Empty rooms let us reach the shelves, tracks and baseboards the form actually asks about.
2Same Day as the Move Itself
Load in the morning, we clean in the afternoon, and the walk-through happens after. Tight, but we do it constantly and it works when the dates leave no other option.
3The End-of-Month Crush
Most Dallas leases end on the last day of the month and the whole city turns over at once. That is our busiest stretch of every month, so lock in a slot as soon as you have a date.
4Handing a High-Rise Unit Back
Downtown and Uptown buildings inspect against a standard checklist and bill their own cleaning back at their own rate. Arranging it yourself is almost always the cheaper path.
5Before the Listing Photographer Arrives
Selling rather than renting? The same scope makes an empty house photograph well and gives buyers nothing to squint at during a showing.
Why Dallas Renters Book Move-Out Cleaning With Us
We Clean Against the Inspection List
Oven interior, grout, tracks, baseboards, cabinet and closet interiors. The line items that get flagged are the line items we work through first.
Hard Water and Old Tile Handled
Mineral haze on a glass shower door or original glazed tile comes off with the correct product and patience rather than an abrasive pad that would leave a permanent mark.
Short-Notice Slots Held Back
Walk-through dates move with no warning, so we deliberately keep room in the schedule for the person whose inspection is tomorrow morning.
If Something Gets Flagged, Call Us
If a manager or landlord marks anything on the form, tell us right away. Where the schedule allows we come back the same day to put it right.

“Old bungalow with original tile and hard-water haze on the shower door that I had genuinely given up on. They got it off without scratching anything. The landlord commented on it.”

Move-Out Cleaning in Dallas: Common Questions
Move-out cleaning generally runs $160 - $450+. A downtown studio in a converted office building sits at the low end, while a four-bedroom Lakewood house with three baths and a garage apartment out back reaches the top of the range.
A week is comfortable and we frequently do better than that. The exceptions are the last three days of any month and the late-spring turnover around SMU, when the whole city is moving on the same weekend.
It helps enormously. Closet shelves, cabinet interiors and floor edges are the exact items a walk-through checks, and every one of them needs the room empty. We can work around a few leftover boxes if your timing is impossible.
We vacuum thoroughly, but professional carpet extraction is a separate trade. A number of Dallas leases require a receipt for it, so tell us and we will point you to someone or line it up alongside our visit.
Yes, and it is the part people most often forget. Oven interior, range hood vent, the inside of every cabinet and drawer, closet shelving and the pantry floor are all in the standard move-out scope, not extras.
Contact us the same day the form comes back. If the schedule has room we return and address whatever was marked. Most of the time it is one small item somebody noticed after furniture moved in the hallway.
