The Clean a Finished Frisco Build Still Needs

There is almost always a build going on within sight in Frisco. New sections open on the north and west edges every year, the district around The Star keeps adding buildings, PGA Frisco has pulled development out along the Panther Creek corridor, and older houses near Stonebriar are having kitchens and primary baths taken back to the studs.

Construction dust is a different material from household dust and behaves like one. Gypsum, sawdust and cut-tile fines are light enough to hang in the air for hours, so a room wiped at nine in the morning carries a fresh gray film by lunchtime. Anyone who cleans a build in one pass has not cleaned it.

The rest of the debris is stuck rather than settled. Grout haze on porcelain, caulk smeared along a shower edge, paint flecks on window glass, adhesive left by protective film, joint compound on a door frame, manufacturer stickers on every appliance and pane. Each comes off a different way, and half of them will scratch what is underneath if you guess wrong.

We work a finished build from the top down and go through it more than once. HEPA vacuums across every surface first, then vents, tracks, sills, ledges and the insides of all cabinetry, then a wet pass with water changed room by room, then a final detail pass once the air has had time to drop whatever was still suspended.

Timing matters here more than anything else. Once the trades are genuinely finished, we can hand back a house that is ready to be lived in or handed over. Called in before the last punch-list item, we are cleaning ahead of people who are still making dust.

When Frisco Projects Need a Post-Construction Clean

1When a New Frisco Build Is Complete

The trades are out, the punch list is closed, and the house has to go from finished to habitable. Closing that gap is the entire purpose of this service.

2After a Kitchen or Primary Bath Remodel

A single-room project puts dust through the whole house regardless. The room itself and everywhere the air carried it both need attention.

3Before a Builder's Final Walkthrough

Buyers notice haze on the tile and adhesive on the glass before they notice anything done well. A clean house keeps the punch list about construction.

4Once an Addition or Second-Story Build-Out Wraps

Adding onto an existing Frisco house means the family has been living inside the site. The finished space and the lived-in half both want the same treatment.

5Right After Flooring, Tile or Paint

Grout haze, floor adhesive and overspray all set harder the longer they sit. Cleaning within days of those trades finishing is far easier than a month later.

Why Frisco Builders and Owners Book Post-Construction Cleaning With Us

More Than One Pass Is in the Quote

Construction dust keeps resettling for a day or more after the first clean. The second and third pass are part of the plan rather than something discussed afterwards.

HEPA Vacuums and Fresh Water Per Room

Fine dust that goes through a standard vacuum comes straight back out of the exhaust, and reused mop water just relocates it. We do neither of those things.

We Know What Lifts and What Scratches

Grout haze, adhesive, caulk and paint each need their own approach. Getting it wrong on new quartz or a glass shower panel is expensive and permanent.

Sized to the Site and the Schedule

A finished five-thousand-square-foot house is a crew and a full day, not two people and an afternoon. We quote the hours the site genuinely needs.

What Our Customers Say

★★★★★

“New build, five thousand square feet, and the film of dust came back the day after the first pass. They had told us it would and came back for it. The second visit was the one that finished it.”

L

Leopold S.

Phillips Creek Ranch, Frisco

★★★★★

“We took the kitchen back to the studs and the dust reached bedrooms at the far end of the house. They cleaned the new kitchen and every room the air had carried it into. I would not have thought to ask for that.”

X

Xiomara J.

Stonebriar, Frisco

★★★★★

“Grout haze across a very large expanse of porcelain in the entry. Two people had told me it was permanent. It was not, and the floor looks like the sample again.”

“We built an addition and lived in the house the whole way through. Having the finished rooms and the lived-in half done together was the thing that made the project feel over.”

“Stickers on every window and appliance, adhesive residue on the glass, joint compound on the door frames. Every bit of it gone, and not a scratch anywhere. That had been my main worry.”

Post-Construction Cleaning in Frisco: Common Questions

Post-construction cleaning generally runs $180 - $800+. A single remodeled bathroom in a Stonebriar home sits at the low end, while a newly finished five-thousand-square-foot Phillips Creek Ranch house needing several passes runs to the top.

A remodeled room can be a few hours. A finished new build in Frisco is usually a full day with a crew, and larger houses run into a second day because of the repeat passes.

After the last trade has left. If painters, tilers or trim carpenters are still working, we are cleaning behind people who are still producing dust, and you end up paying twice for the same rooms.

We handle fine debris, dust, packaging, protective film and stickers. Lumber offcuts, drywall sheets and anything that needs a dumpster are the contractor's to clear before we start.

Usually yes, and the sooner the better. Fresh haze lifts with the right product and a soft pad. Haze that has cured for a month takes considerably longer and is not always fully recoverable.

Yes, and they are among the most important parts of the job. Build dust collects in supply and return vents and in window and door tracks, and a house that skips those keeps releasing dust for months.
