Construction Dust in a Garland Home Behaves Differently

Garland sees a great deal of remodeling for a simple reason: the houses are old enough to need it and well built enough to justify it. Kitchens and bathrooms in fifties and sixties brick ranches get taken down to the studs, additions go up on the back of lots wide enough to allow it, and the dust that comes out of that work behaves nothing like household dust.

Joint compound, sawdust and grout haze are ground fine enough to hang in the air for hours before settling on everything, including rooms that were taped off with plastic. In a ranch running its original ductwork, the return pulls that material into the system and redistributes it through the whole house every time the air conditioner cycles on.

Newer houses in the subdivisions north of the President George Bush Turnpike have the same problem in different packaging. Builder cleanups are fast by nature: floors swept, big debris hauled off, surfaces given a single pass. What stays behind is in the cabinet interiors, the window channels, the closet corners and the grooves of new flooring.

Finishes are also at their most fragile in the days right after installation. Fresh grout, new paint, uncured caulk and factory-finished floors will scratch or haze if somebody comes at them with the wrong pad. This work is as much about technique as it is about effort.

Our post-construction clean runs in passes: a dry pass that lifts dust rather than grinding it into new surfaces, detail work on cabinet interiors, window tracks, door frames and light fixtures, then a wet pass across floors and counters once the airborne material has finished settling. We come in after a bathroom remodel, a kitchen gut or a whole-house renovation.

When Garland Projects Need a Post-Construction Clean

1After a Kitchen Gut in an Older Ranch

New cabinets, new counters and a fresh floor leave sanding and grout dust in every drawer box and along every base. That has to come out before the kitchen gets loaded.

2Following an Addition on a Wide Lot

Garland lots leave room to build off the back, and the work carries dust through the entire existing house. The clean has to cover the new rooms and the old ones together.

3Before a New Build Handover

A final clean ahead of the walkthrough on a north-side subdivision home clears what the builder crew left in the closets, on the pantry shelves and inside the window channels.

4After a Bathroom Remodel

Cutting and grouting tile leaves a haze on everything within two rooms of the work. It lifts easily when handled early and stubbornly once it has sat.

5When the HVAC Ran Through the Project

If the system was running during construction, dust has moved into rooms nobody opened. A whole-house pass is the only way to catch what traveled.

Why Garland Homeowners Book Post-Construction Cleaning With Us

More Than One Pass

Construction dust settles again after the first cleaning. We plan a second pass on counters and surfaces so the film that reappears an hour later gets taken as well.

Safe on Brand-New Finishes

Fresh grout, new paint, uncured caulk and factory-finished floors get non-abrasive products and soft pads. Nothing gets scoured on the first day of its life.

Detail Work Where the Dust Actually Sits

Cabinet interiors, drawer boxes, window channels, door frames, light fixtures and the grooves in new flooring are on our list rather than left to the homeowner.

What Our Customers Say

★★★★★

“We took the kitchen down to the studs in a 1965 house. There was drywall dust in bedrooms at the far end of the hall that had been taped shut the whole time. They cleaned the entire house, not just the kitchen.”

★★★★★

“New build, and the builder crew had done what builder crews do. The window channels and the top pantry shelf were still full of dust. Two people spent the day on it and we moved in the next morning.”

Leilani P.

Firewheel, Garland

★★★★★

“Our contractor's cleanup left a haze across the new quartz that I could not shift. They took it off without leaving a single mark. I had been too nervous to try anything myself.”

★★★★★

“One bathroom remodel, and somehow grout dust reached the living room. They did both rooms plus the hallway, then came back over the counters at the end once more had settled. That second pass made the difference.”

“The addition on the back of our house took four months and the air conditioner ran through all of it. Dust had traveled everywhere. They wiped the vent covers, the fan blades and the tops of every door frame in the place.”

Post-Construction Cleaning in Garland: Common Questions

Post-construction cleaning generally runs $180 - $800+. A single bathroom remodel in a small house near the downtown square sits at the bottom of that range, while a whole-house renovation or a new four-bedroom build near Firewheel Town Center reaches the top.

After the last trade has finished and before furniture goes in. Cleaning while punch-list work is still running means paying to remove the same dust twice.

Construction dust is fine enough to stay airborne for hours and it has already settled inside ducts and closets. That is why we work in passes and revisit surfaces near the end of the job.

Yes. Cabinet interiors and drawer boxes are where sanding dust collects most heavily, and they are part of the scope rather than an add-on charge.

Yes. On longer projects some households book a clean after each major phase so the finished rooms stay usable while work continues at the other end of the house.

We take off light overspray, adhesive residue and grout haze using methods that will not damage the finish underneath. Anything needing a solvent or a blade we flag for your contractor rather than risk it.
